Another chapter of the loft lifestyle is being written in Prague's Modřany - Living META Modřany.

A place where you will love to live, work and spend your free time. We are preparing the sale of Stage 1 of the project, which we named Living META Lofts. Stage 1 will offer a total of 185 units, including 135 exceptional lofts with a clear height of 4.3 m in 1 + kk and 2 + kk layouts, each with a gallery that adds to the character and flexibility of the space. A typical META Lofts housing unit is a design-interesting loft with a built-in gallery and a balcony, ranging in size from approximately 40 m² to 73 m². The high ceilings of the existing Chirana industrial building create an interesting space that is cleverly divided into three zones. The entrance area includes a vestibule with storage space and a bathroom. The living space consists of a kitchenette and living room with access to the balcony. The third zone is a built-in gallery accessed by a staircase with additional storage space. There is enough space on the gallery for a large bed, a small study, and a built-in wardrobe. The height of the gallery is approximately 2 meters.

The standard layout of the 3+kk unit is very purposeful and practical.

It is ideal for family living or for couples looking for a comfortable space.

From the entrance hall, which has plenty of storage space, you enter the bathroom with a shower and separate toilet, the bedroom with a loggia, another room, and the living room. Here, the kitchenette with a dining area seamlessly connects to the quiet living area, forming an open space finished with a glass wall that leads to the loggia.

The ceiling height of 4.3 metres opens up a living space with an atmosphere familiar to residents of New York, London or Amsterdam. Thanks to this height, even smaller lofts gain a unique feeling of spaciousness and lightness.

SOUND INSULATION

All units will have excellent sound insulation compared to conventional masonry or monolithic structures, achieved by unique Habito soundproofing boards with increased strength in the inter-dwelling partitions. The ceilings will be fitted with an SDK soffit for better sound insulation.

GALLERIES

Each loft also includes a built-in "gallery" that extends the living space by an upstairs space (approx. 9.4 m2 ). The ceiling height of the gallery is approximately 2 metres, and it can be used as a bedroom or study.

SPACE 4 EVERYTHING

The standard loft has a floor area of almost 27 m2 without a gallery (36 m2 including a gallery), and the whole space is 9 meters long. The staircase is designed as part of the furniture, which can be used as a storage space or for installing a refrigerator. Even in the smallest loft, there is enough space for a kitchenette, living area and bedroom on the floor, ensuring its inhabitants' comfort and convenience.

META Lofts is the first stage of three planned stages. The regeneration of the original Chirana building will create a reborn residential building full of trendy lofts. Under the design of Jiří Řezák and David Wittasek from the Prague studio QARTA Architektura, a design for modern loft living is being created, connected to a public park space, a square with shops and cafes. A kindergarten is also planned as part of the project.

Generous ceiling height

Thanks to the original industrial character of the building, each of the lofts has been given an exceptional clear height of 4.3 metres. We cleverly use this by adding a wooden gallery floor above each loft's hallway and bathroom. This increases the space by a further 9.47m2 (in the standard loft and more in the larger lofts).

At the same time, it creates a beautiful space for hanging lights or, large-scale graphics or art installation on the walls of your unit.

Architects from QARTA Architecture designed the staircase made of wooden corpuses. These provide perfect stability and function and can also be used as a storage cabinet or to house a built-in fridge. All you have to do is install the shelves or doors according to your taste and needs (client change). Additional storage space, e.g. for built-in wardrobes, is available in the hallway and gallery.

We know the variety of client requirements for equipment design and equipment. Still, we also want to offer the best value for money. That's why we come with three basic variants: the STANDARD, STANDARD PLUS and STANDARD BLACK, the latter being the original standard of the architects from QARTA Architecture.

The basic price of the unit includes a choice of regular STANDARD, which itself includes quality fitting brands. In each variant, you will also have a choice of different colour combinations for tiles, floor coverings, etc.

A major theme of the META Modřany Housing project, i.e. all its stages, is public space. We want you to feel comfortable here, and we know that thoughtful urban design and streets emphasizing landscape sensibility will significantly improve the quality of life in the area. As part of our project, we envisage the revitalization of Mezi Vodami Street, including creating a small, sympathetic square with mature trees.

This part of Modřany is trendy among Prague residents. Its charm lies in the beautiful environment along the river, which offers a wide range of leisure activities. The local cycle path with its picturesque promenade under the mature trees is vital, as is the Hodkovičky Golf Club with its restaurant. The popular Rosmarina is an open space for relaxing, sunbathing, playing beach volleyball, and enjoying snacks and drinks on the river bank. You will relax and feel like you are on holiday.
